I have been tossing up if one of my current properties would sell better with a new fence or not.
I cannot decide if the extra expense will increase the properties value more then the cost of the fence.

The property is on a fairly busy road, what suggestions do people have?

That's a tough call Jason with out seeing the property.
If it's on a noisy busy road maybe it would be worth erecting a high solid fence for privacy and to act as a noise barrier.
I tend to like a nice quality fence as it's often one of the first things you see when arriving at a property.

Jason I feel a fence could possibly increase your chances of sale but might not reward you extra, but it certainly would pay for itself.
A few years back I had a fence erected fully around my property for approx $55 per mt and it really made the property shine. People with children and pets instantly took a liking to the property due to the extra security of a quality fence. It provided them insurance and privacy and actually made the yard look larger.

Privacy is important and thats what a fence will help provide.

A quality fence and nice entry is a must have when selling a property, first impressions are every thing.
The last thing you want is possible buyers arriving and turning their noses up from the moment they arrive.
